Melissa Schembri and Daniel Rees know this better than most. The pair behind Queensland Sotheby’s International Realty Maroochydore are devoted F1 fans, and it’s more than a weekend habit. When they sat down with their business coach late last year to map out an ambitious plan for 2026 and beyond, the language they reached for came straight from the pit lane.
“We wanted a high-performing team, like a Formula One team. You can have the best driver in the world, but if there isn’t an amazing team behind them, none of it matters,” says Dan.
The analogy has a practical origin. In 1999, doctors at London’s Great Ormond Street Hospital studied Ferrari’s pit crew to improve patient handovers from theatre to ICU. The lesson was not speed, but clarity: defined roles, sequenced movements and calm communication under pressure. Mel and Dan heard the story at a conference, and it stayed with them.
Real estate does not carry the stakes of neonatal surgery, but sellers and buyers are still under pressure. Vendors are balancing major financial decisions, family, deadlines and the emotion of leaving a home. Buyers are trying to make confident decisions in a market that is constantly changing. That care often begins before a home is even listed. For Mel and Dan, the first conversation is rarely just about price.

Molly’s background is executive assistance, and it shows. From the moment a property is appraised, she becomes the point of contact between
the vendor and everyone else – trades, photographers, stylists, removalists. She coordinates quotes, manages timelines, and turns what can feel like an overwhelming list into a clear plan. Mel and Dan have built a trusted network of tradespeople; Molly is the one who gets them coordinated and working.
“People don’t have the time to book the trades, or they want someone else to handle it. It’s like having your own Executive Assistant to guide the process along,” says Molly.
“A real estate agent’s job is not one job. There are so many moving parts. The clearer the process is behind the scenes, the more supported the client feels at every stage,” says Mel.
The service runs deeper than logistics. Mel and Dan have built their reputation on a straightforward premise: a premium product, presented with a premium service, will achieve a premium result.
That means properties arrive at market with maintenance resolved, cosmetics upgraded, and obvious buyer objections already answered.
“We show vendors the case studies time and time again. You spend $10,000 or $20,000, you’ll get back $50,000 to $150,000,” Dan explains.
But the value is not only in the numbers. It is in the confidence a seller feels when their home is ready. The hesitation often disappears once vendors understand they are not being left to chase a painter, source quotes or manage the preparation alone.
“Clients walk into their own house after the work’s done and say, ‘I wish we’d lived like this the whole time.’ “When they say that, we know we’ve nailed it,” says Mel.
On the buyer side, Tammy Rilstone supports Mel and Dan with one of the biggest parts of the process: managing buyer enquiry and helping buyers move with confidence. A former accountant with 20 years’ experience across real estate, accounting and financial services, Tammy brings both commercial insight and calm follow-up to the role. Her title of Sales Executive and Buyer’s Advocate reflects the dual nature of the role: part trusted adviser, part guide, helping buyers move from hesitation to confidence.
Buyer behaviour has changed too. Mel and Dan will tell you buyers browse online, they’re wary of giving out their number, and they want to move at their own pace. But they still need guidance, and every enquiry matters.
Together, Tammy, Mel and Dan make sure buyers are followed up, understood and supported through the decision-making process. They ask the right qualifying questions, listen for what buyers want – which is sometimes different from what they think they want – and help them work through hesitation so they can put forward an offer with confidence.
“A property might be 95% of what they’re looking for but there might be one thing that bothers them,” Tammy explains. “We can usually fix that. A buyer who may have talked themselves out of it often comes around.”
The word Mel uses for this is ‘dissolving’ – dissolving the resistance that buyers build up when they can’t see past a flaw. For buyers, that can mean recognising possibility instead of walking away. For sellers, it means the right buyer is not lost because of a hesitation that could have been resolved.
