The Fresh Standard at McGrath Coast & Hinterland

Nicole May sits down with New Client Consultant Deb Fleming to explore the moment property management stopped being about rent collection and started being about trust.

Ask McGrath Coast and Hinterland New Client Consultant Deb Fleming what she does for a living, and she will not say property management – she will say she protects people’s futures.

It is a confident claim for a position centred on guiding new landlords through fees, onboarding and the decisions that come before entrusting someone with a valuable asset. Spend 10 minutes with Deb, and the point becomes clear: in an industry where landlords often expect too little, a point of contact who treats every property as if it were her own is a refreshing change.

After years in Brisbane real estate sales, Deb moved to the Sunshine Coast for a better work–life balance and a lifestyle-led change of pace. Renting while she settled in gave her a valuable perspective from the other side of the property-management desk. More than 12 years into her career, she has never looked back.

Early on, Deb noticed a familiar pattern: landlords often change property managers for the same reasons – unreturned calls, unanswered emails and maintenance issues left unresolved for months. Small frustrations on their own, together they leave owners feeling their investment is being monitored rather than genuinely managed. Deb believes landlords deserve to know exactly what is happening with their investment, at all times.

“That should not be a luxury – it should be the standard,” she says. “A rent roll is not just a spreadsheet; it represents dozens of people’s futures. My role is to protect each one as carefully as I would my own.”

As a New Client Consultant, Deb is often a landlord’s first point of contact – well before a lease is signed or a tenant secured. From day one, she makes expectations clear: what will happen, when it will happen and who to call if circumstances change.

The team works collaboratively behind the scenes, but owners have one clear point of contact – someone who knows their property, understands their goals and manages every moving part without a revolving door of different people.

Deb has seen what happens when that relationship breaks down. One landlord made the switch to us nine months into a lease with another agency after inspections were arranged without approval, the tenant was not properly notified and, on one occasion, the owner was left to conduct the inspection themselves. The solution was straightforward: clear communication, timely maintenance and consistent updates for both owner and tenant. Under McGrath’s management, the tenant has since renewed for a second term, while the owner has the confidence that their investment is being properly cared for.

It reflects the team’s broader approach – proactive asset management rather than reactive property management. That means identifying issues before they escalate, starting renewal conversations early and keeping landlords informed without being asked.

Until recently, expert property-management advice was largely reserved for existing clients. The Property Management team and a new page on the website changes that, giving landlords, investors and tenants free, no-obligation access to practical guidance when they need it.

At its centre is Ask Deb, a growing video series built around the questions landlords genuinely ask. Deb answers them on camera with the same clear, practical approach she brings to every client conversation. Care does not end once a lease is signed. Leasing Consultant and Property Manager Lara Kavanagh works with landlords and prospective tenants to find the right fit for each home – not simply the first available applicant.

By meeting tenants, not just reviewing applications, Lara helps ensure each tenancy starts on the right footing while allowing senior property managers to stay focused on long-term client relationships.

The work is particularly important on the Sunshine Coast, where demand for quality rental homes continues to outstrip supply. Families, key workers, retirees and other genuine tenants are competing for a limited number of properties. Owners with established homes, granny flats or future investment properties are encouraged to consider the role they could play in easing that pressure.

Behind the service is a culture shaped by principals Jodie and David Hedley-Ward, who believe well-supported staff deliver better outcomes for clients. Dedicated Operations Managers support the property management and sales teams through complex situations, changing legislation and day-to-day challenges.

“We always said if we look after our team properly, our clients feel it in every interaction,” Jodie says. “That is not a slogan; it is the whole model.”

Technology supports that approach rather than replacing it. Instant rent disbursement means landlord funds generally arrive within 24 hours of a tenant payment, while streamlined systems give the team more time for the conversations that matter.

“Technology should do the busy work so we can do the human work,” Deb says. “When a landlord has a big decision to make, they want to speak to a person who knows their property, not an automated system.”

An investment property can represent a retirement plan, a family legacy or years of carefully built financial security. Treating it with that level of care, she believes, should not be a point of difference – it should be the baseline.
