Sold on Soul with Beach Girls Realty

What if the person selling your home actually cared as much about it as you do? Jodie Cameron meets a local agent bringing her heart first to the property market…

As someone who made the move here with her young family – drawn by the lifestyle, the community and that unmistakable coastal pull – Rebecca Westman from Beach Girls Realty gets it on a deeply personal level. It’s more than just bricks and mortar, but a lot went into her and the family choosing this stretch of coastline as home.

“On the Sunshine Coast, people are not simply buying and selling houses, they are choosing a way of life,” Rebecca says. “Where children will grow up, how close they are to the beach, the cafés, the schools, and the pace they want their life to have, all need to be carefully factored in.”

Before planting roots here, she spent years working in property overseas, navigating different markets, cultures and client expectations – experience that gave her a breadth of perspective most local agents simply don’t have.

In between cheeky coastal holidays, Maroochydore kept calling her back. The lifestyle, the community, the pace of life. In late 2025, she and her husband finally made it permanent, moving to Cotton Tree with their two pre-teen boys.

That journey, from country living to coastal life, from international property markets to a boutique Sunshine Coast agency – is exactly what makes Rebecca different. She is not reciting a script. She is speaking from lived experience.

“Moving from the country to the coast is not just a change of address,” Rebecca says. “It is a change in lifestyle, community and identity.”

That innate understanding translates directly into how she works with her clients. Where some agents lead with listings and contracts, Rebecca leads with questions: What does life look like beyond the sale price? What do the next five or ten years look like for your family? Are you making this decision from pressure, or from a clear strategy?

“I want to understand what matters most,” she says. “Whether that is schooling, lifestyle, financial security, timing, or simply feeling like they have made the right move for their family.”

It is a refreshingly calm approach in an industry that can feel anything but. Property decisions carry real weight – affecting where children go to school, how much time families have together, how financially secure people feel, and how connected they are to their community.

“As a mother, I understand that property decisions often carry much more weight than people realise,” she says.

Beach Girls Realty works with people who are selling, buying, investing or in need of property management support across the Sunshine Coast. Whatever the goal, their approach is always tailored to individual circumstances and the property – never a one-size-fits-all solution. It’s boutique by design, and personal by nature.

“My hope is that clients feel the difference from the very first conversation, and every conversation after that,” Rebecca says.

Having navigated her fair share of agents over the years, she knows exactly the type of agent she refuses to be. No rushing. No overpromising. No vanishing act after contracts are signed. Just honest, considered guidance from the first conversation to well beyond settlement.

“The way you treat people always matters more than the speed of the deal,” she says. “I never want my clients to feel like a number. Sure, the market can create urgency, and sometimes urgency is real, but pressure should never replace good advice.”

Juggling two businesses while raising two boys and settling into a brand new community is no small feat – and when I asked what she hopes her sons take from watching her do it all, Rebecca doesn’t miss a beat.

“I want them to see that starting again is not something to fear,” she says. “That you can be ambitious and still be caring and that success doesn’t have to come at the expense of your values.”

It’s that same philosophy – strategy and heart, in equal measure – that runs through everything Beach Girls Realty stands for. This is a boutique agency built for people who want to feel genuinely supported, not processed. Where presentation and communication are taken seriously, but where the human side of real estate is never lost.

Whether you are selling the family home, searching for your first slice of coastal life, investing for the future, or simply exploring what is possible on the Sunshine Coast, Beach Girls Realty’s door – much like Cotton Tree itself – is warm, welcoming, and well worth a visit.
